Martin Locke Homes is a small, personal Townsville Builder that has built up our reputation for excellence through client satisfaction, workmanship and our focus on producing the finest results on every home we build.

As an MLH Client you will deal directly with our experienced and talented Design Team, which includes Managing Director and Builder Martin, from the very beginning of your new home journey to ensure the final result meets your hopes, dreams and needs.

The MLH Design Team includes: Martin, whose wealth of experience and attention to detail is renowned in the industry; Construction Manager Col Richardson who is a qualified Builder, carpenter and building designer himself and our expert design partner Nathan Huppatz from The Design House NQ who has over 10 years experience in the industry.

To secure the expertise, time and commitment of our experienced Design Team we work with our clients through the establishment of Preliminary Agreements. The details of this process are provided below as part of the Client Experience.


The Client Experience

Before

Preliminary Phase

As a small team dedicated to producing the best possible result for our clients every time, you will deal directly with our Builder Martin, even before you have signed a construction contract.

Having the Builder involved from the 'design stage' ensures the 'build stage' is seamless and, we believe, produces the best outcomes for your home.

As our construction schedule is often booked out in advance, our preliminary process is key to allowing access and availability of Martin and our expert Design Team to those home builders who are serious about building with MLH.

Process Includes:

  • Client engages MLH in a Preliminary Agreement for a fee (dependent on the specific scale and requirements of your home)
  • The fee covers the time and expertise invested during this process however it is purely a cost recovery, THE FULL FEE WILL BE DEDUCTED FROM YOUR FIXED PRICE should you choose to proceed to 'build stage' with Martin Locke Homes.
  • You will work with the Design Team to finalise your new home design. Whether you have sketches you have worked on, or nothing at all, we have a process that is guaranteed* to ensure your Dream Home is personalised to YOUR needs and preferences.
  • Once the Floor and Elevations are finalised, we can then prepare the formal Presentation, which includes:
    • Fully detailed Floor, Elevation, Electrical, Floor Finish and External Plans,
    • We perform a site visit of your land, and provide a marked-up Site Plan, which allows us to ensure all site elements and neighbouring properties are considered
    • Full 3D and Elevation Custom Joinery Plans
    • Soil Test and Wind classification of your block of land
    • Detailed specifications, detailing every item line by line
    • Fixed Price Guarantee to build your home

If after the Presentation Stage, when you have received all the information needed to make an informed decision, along with a fixed price to build your home, for whatever reason you chose not to build your home with MLH, we will allow you to keep the plans and take elsewhere.  

*Guarantee: If at any stage during the Design Stage and prior to starting the Pricing Stage of your home, you are not happy with the design our Team have come up with or not satisfied with the service in any way, we will refund the full amount of the Preliminary Process, no questions asked.

As a Custom Home Builder Martin Locke Homes has made it our purpose and passion to design and build homes that are created to fit the wants and needs of each individual client. 

But we also know that sometimes it's hard to picture your new home plan and many clients like to get ideas and inspiration from existing designs.

That's why when the experienced home designer Ben Dye from Arei Design Group approached us to be their exclusive Townsville Building Partner we recognised it as a great opportunity for our clients.

As a leader in inclusive home design and accessible living construction Martin Locke Homes will assist Arei to develop its Livable Housing Range.

The collaboration allows MLH clients to view a full catalogue of over a hundred designs to use as inspiration during your personalised custom home design phase with Martin Locke Homes. 

You can customise a plan to suit your exact needs, start from scratch with you own design or build it from the existing plan if you find one just right for you.

For designs that meet the Silver Level of the Livable Housing Australia Guidelines search the 'Livable Housing Range'.


DURING

Build Phase

 

Tara Duggan
MLH Client Administrator

Once we have nailed down your dream new home design, provided a detailed quote and fixed price, and signed a building contract - it's time to move into the 'build phase'.

As an MLH client you have access to a dedicated Client Administrator Tara, who will be at your side through the entire build journey.

From finalising your colour selections with our expert partner Anne Sanker from the Coloured House, to on site meetings, communicating construction milestones, coordinating onsite meetings and right through to confirming and attending your handover - Tara will be your first point-of-call.

She acts as your conduit to Martin, Col and our construction team and partners.

As a full-time staff member Tara is available 5 days a week including most weekends to meet, chat or update you on the progress of your home.

Co-Construct

Co-Construct is an online client management program that allows Tara to communicate directly with you about all elements of your new home build.  Your selections are available for you to look at any time with web links, file attachments and log of changes. 

The free Co-Construct app is available for Download to your phone or tablet, giving you the ability to make selections and approve changes instantly right from your smart phone if you choose.

Our team will add build progress photos to your profiles and you will always know how much you have spent as Co-Construct keeps track of any extras you may decide on in the one spot.

It's easy and efficient and our clients love it. 


AFTER

Warranty Phase

As an MLH client you are now part of our family and as such, our commitment to you does not end simply because we've handed over the keys. 

Your Co-Construct access moves to a 12-month warranty period following your key handover, ensuring direct access to our team should you have any questions or issues. 

You will deal directly with our experienced Office Manager Debbie Jones who coordinates any warranty responses required by our trades or suppliers.

Warranty Inspection

Approximately 10 months after your handover our team will contact you to organise a warranty inspection which will be conducted personally by Martin and our Construction Manager.

The purpose of this inspection is to view the home, discuss any minor defects or concerns and ensure these are rectified prior to the end of the warranty period at 12 months post handover date.
